- Condensation between the panes. The desiccant seal inside the insulating glass unit has failed, which means the argon or krypton gas fill is gone. In Gladeview’s wet season, this shows up as permanent fog you can’t wipe off from either side.
- The sash drops when you release it. Mr-Glass single-hung units use a block-and-tackle balance assembly. When the nylon cord wears through, which we see at about the 10- to 12-year mark in coastal air, the window’s entire weight rests on the tilt latches and the frame warps under it.
